Over the course of multiple visits – breakfasts and brunches, dates and dinners, walks and weekends – Lavender’s Blue cover and discover and rediscover London’s best Eighties development. Back in the day, Astrid Bray was Director of Sales and Marketing at the Conrad London (as Chelsea Harbour Hotel was originally named). She recalls various Chelsea Harbour restaurants, “There was Ken Lo’s Memories of China and Viscount Linley’s Deals. Marco Pierre White’s The Canteen was owned by Michael Caine, a great friend of ours. Deals was opposite The Canteen on the same side as Ken Lo’s. There was a pool table bar called Fisher’s. We would bring pop groups like Westlife through the loading bay to get to the bar!” A shortage of celebrities was never an issue. “Robbie Williams bought an apartment in The Belvedere opposite the hotel. Take That and Tina Turner stayed in the Conrad. We had a lot of fun there. One night I sat on the grand piano in the bar while Lionel Richie played and sang! There’s nothing in life that isn’t slightly mad!”

Chelsea Harbour, all seven hectares of it, is a defining development of late 20th century London. Despite its Thameside location, the former industrial site had been poorly connected and blighted by infrastructure proposals. Architect Ray Moxley of Moxley and Jenner won a competition organised by landowner British Railways Property Board to design a mixed use scheme. “It seemed obvious to excavate the old harbour, rebuild the lock, repair the walls and form a new yacht harbour,” Ray remembered. “Harbours are always pleasant to watch and enjoy and property values are higher on the waterfront.” Honfleur provided inspiration. That town in northern France has houses and shops and bars and studios grouped around a lock on the mouth of the River Seine.

The triple level penthouse of The Belvedere merited its own brochure in the original marketing of Chelsea Harbour. Designed by Mary Fox Linton, the “interior of contrasts” included Seguso urns in the entrance hall and Hurel furniture in the reception room. “Fine views of the Thames on one side and upstream towards Richmond on the other” were rightfully recorded. The kitchen was fitted out by Bulthaup and the “warm intimate” guest bedroom had an Alvar Aalto table and 18th century chairs. Apropos to a flagship scheme, Ms Linton’s rejected chintz for eclectic minimalism.

Grouping is key to Chelsea Harbour’s aura of containment. The marina is tightly ringed by the hotel, Chelsea Harbour Design Centre and apartment blocks. Ray’s genius was to create a sense of place. The tallest apartment block, the 20 storey Belvedere, next to where the marina flows into the river, is topped by a whimsical witch’s hat roof. A maquette version of this roof tops the security pagoda entrance to Chelsea Harbour. Ray excelled at roofscapes sculpting a cornucopia of pyramids, swan necked pediments and mansards.

The architect was also adept at architectural playfulness, from reinterpreted Trafalgar balconies to oversized industrial metal window frames. The Design Centre is lit by tall glazed domes, ogee roofed conservatories and outsized neo Georgian windows topped by fanlights. Chunky columns and bulky balustrades add to the sense of gargantuan scale. Ray Moxley died in 2014 aged 91. Architectural practice APT is now encasing more of the original mall in glass to form an internal street. Lead architect Robin Partington enthuses, “We have the best jobs in the world. It’s all about curating, whether designing the interiors of an office development or masterplanning a scheme.”

Chelsea Harbour Hotel is shaped like half a butterfly, with two wings hugging the marina in an architectural embrace. The top of the tips of the wings culminate in oriels in the sky. Undulating waves of balconies swirl and curl their way across the elevations. The hotel looks like a grounded ocean liner. Earl Snowdon’s eatery Deals, which he launched in 1988 with his cousin Lord Lichfield, may have long gone but there’s always Chelsea Riverside Brasserie on the raised ground floor of the hotel. And yes, the view lives up to its name. The Canteen is also confined to history and memory. Its à la carte menu for October 1997 priced starters (featuring frivolity of smoked salmon and caviar) from £6.95 to £8.50 and mains (such as escalope of salmon with stir fried Asian greens, ginger and soya dressing) were all £12.95. These days, Chelsea Harbour Hotel room suite service caters for midnight munchies. Hand dived scallop ceviche at 2am? Yes please. Chelsea Harbour Hotel is the only all suite five star hotel in London.

The cruise ship inspiration wasn’t just confined to the exterior: it flowed indoors too. “David Hicks designed the hotel interiors in 1993,” explains Astrid. “It was all about a ship. He believed, ‘Themes are always intriguing.’ The mezzanine stairs were modelled on a cruise liner. The ground floor meeting room was called The Compass Rose. There were lots of blues and light ash wood in the interiors.” It was a real era catcher. One of David’s best known earlier works was his colourful revamp of Baronscourt, the Duke and Duchess of Abercorn’s seat in County Tyrone. Wallpaper by his designer son Ashley Hicks is for sale in Chelsea Harbour Design Centre.

Chelsea Harbour is the private members’ club of the marina world with a record breaking six year minimum waiting list. The luckily berthed include: Achill Sound; Ariadne; Christanian II: Ella Rose; Esperance; Honey Rider; and (guess which actor’s?) The Italian Job. A four bedroom Lamoure yacht is currently for sale at £249,000. Back on dry land, the range of properties on the 2020 market include: a two bedroom duplex penthouse (92 square metres) in Carlyle Court for £1,000,000 | a two bedroom third floor apartment (90 square metres) in King’s Quay for £1,200,000 |  a two bedroom duplex penthouse (112 square metres) in Carlyle Court for £1,250,000 | a three bedroom 14th floor apartment (194 square metres) in The Belvedere for £3,200,000 | a four bedroom ninth floor apartment (186 square metres) in The Belvedere for £3,300,000. Splashing the cash is one sure way to make a visit permanent.

It’s Enough to Get the Dopaminergic Neurons of Your Ventral Tegmental Area Stimulated Into Overdrive

A little over 22 years since the quadruple page spread was published in Ulster Architect (for decades Ireland’s leading architectural magazine published and edited by Anne Davey Orr), it seems like an opportune moment to revisit Montevetro. It truly was the trailblazing residential scheme that set alight the southwest bank. It’s hard to imagine that Battersea hasn’t always been fashionable but back then it was a backwater (no pun). Montevetro was the architectural lovechild of Taylor Woodrow, one of the largest housebuilding and construction companies in Britain, and architects Richard Rogers Partnership. A mere eight years after Ulster Architect published this seminal piece, Taylor Woodrow merged with its rival George Wimpey, to form the nation’s leading housebuilder. Taylor Wimpey Central London sprung up as the capital’s developer arm of the plc, attracting some of the hottest talent in the property industry. Swapping CGIs for photographic art, the wordage remains more or less the same in this replication of the original feature. Here goes.

“Everyone is raving about it – planners refer to it as ‘sustainable housing’ and developers call it ‘New York style studio living’ – that is, the late 20th century phenomenon of inner city redevelopment. Rising like a shining phoenix from the grey ashes of urban desolation in London is Montevetro, a contemporary block of pied-à-terres along the River Thames opposite Chelsea Harbour. Designed by the Richard Rogers Partnership, it is one of the most arresting examples of inner city redevelopment to date.

Lord Rogers: “At the time Wren rebuilt St Paul’s, he didn’t replicate the old cathedral but designed something of its own day. Montevetro  is a building for our era, but it respects its setting, not be deference but by sensitivity, to the context.”

When Richard Rogers Partnership took a critical look at the southwest bank site for what was to become Montevetro, the shortcomings of the existing buildings there became obvious. The old flour mills could have been converted to residential use but as lead project architect Marco Goldschmied says, “the drawbacks were apparent – an awkward plan and inconvenient layout would have deprived a third of the apartments of any river view and prevented the possibility of creating a significant new public space along the Thames.”

The site was typical of many along the river: it had great potential but in reality it was fairly depressing. The redundant industrial buildings, objects of no beauty, formed an impenetrable barrier between the river and the neighbouring streets. Extending to the very banks of the Thames, they also blocked the path of the river walk (a popular public amenity gradually extended in recent years) and overshadowed Battersea’s ancient parish church – Listed Grade I.

The Rogers strategy was to capitalised on the riverside setting and to insist that every apartment in the scheme had a view of the river. The new building reflects that strategy. At first glance it resembles a slender wedge, its river frontage entirely glazed to maximise the views from the large reception rooms. At the rear are the bedrooms behind a more solid façade – a practical device but one which allows the building to reflect the mature of the surrounding streets, with their interesting mixture of architecture dating from the 17th to the 20th centuries. A building or buildings? Montevetro is really the latter: a linked group of buildings which step up from three storeys close to the church, to a sensational 20 storeys at the northern tip of the development. “Respecting the setting of the church was a key consideration,” says Marco. “It is a rare survival but it had been treated with scant respect in the past. We spent a lot of time studying the impact of the development on views of it from along and across the river. The result will be that its impact will be much enhanced.”

Lord Rogers: “I’ve lived in London for 40 years and I’ve come to realise that the Thames is the real heart of London. Unfortunately, much of the river is virtually invisible to even those who live close to it – shut off by decaying industry and dereliction and frustratingly inaccessible.”

The Rogers team was keen to achieve a scale appropriate for the Thames. Small suburban scale buildings would have looked insignificant along its broad banks. Montevetro has grandeur which is tempered by a concern to be neighbourly. The apartments are pulled back from Battersea Church Road, where the residential leisure suite respects the proportions of nearby houses. Marco shares Richard Rogers’ concern for public space. The new development provides a spacious public garden which reads as an extension of the adjacent churchyard and creates a new context for the church. “A complex like this has to balance the interest of the residents, who naturally want privacy and security, with those of the public,” says Marco. Residents can enjoy their own shared private garden, set back from the river and slightly elevated above the public park.

Lord Rogers: “It isn’t just buildings which make a city – public spaces matter just as much. The Pompidou Centre in Paris, for example, is linked to a great piazza which teems with life.”

The Rogers team gave prolonged thought to the issue of materials. At Montevetro, the mix is sophisticated. The strict grid which is central to the design is used to carry a system of panels, infilled with terracotta on the eastern elevation, giving the required solid effect. The futuristic penthouses are highly transparent, with view on both sides from lofty studios. The contrast between surrounding sturdy Victorian brick and the airy lightweight grace of Montevetro will add a sexy new dimension to the riverside scene.

Lord Rogers: “Living in the city is a vote for the city. Fortunately, lots of younger people are voting for the city and living there so that they can spend time enjoying life and not battling with the chore of commuting.”

Richard Rogers Partnership believe that their new development is not a simplistic statement but rather is an intricate piece of urban design – a carefully considered vertical village to address immediate and wider contexts. Marco Goldschmied is convinced that it meets the needs of a particular social group: affluent, highly mobile, cosmopolitan in outlook and not content to decamp to the suburbs. “In contrast to other countries, we expect people to decamp to the suburbs to live in conventional houses when they achieve a certain position in life,” he comments. “Montevetro is a belated recognition that there are plenty of people who have ‘made it’ but actually want to live in the heart of London, with all the amenities that the city offers in easy reach.”

Whether or not you actually like Montevetro is, of course, a matter of personal taste. To us, striking arrangement as it is, we can’t help thinking that from a distance it vaguely looks like a group of Docklands offices. On closer inspection, its residential purpose becomes totally apparent as the tiers of towering terraces come into view. Maybe it is just a question of adjusting our view of the form domestic architecture should take. After all, the Lloyd’s Building readjusted most people’s perception of what a white collar workplace could look like. Montevetro – it’s certainly a cutting edge architecture and concept.”

Montevetro is aging well. Incredibly well. Like a good Malbec or a high cheek boned former model. City centre apartment living is no longer novel. Quite the opposite. And on the publishing front, if anything, today’s photographic art outsells yesterday’s CGIs. The narrative has become more augmented. Somehow the sharp contrast between the high tech architecture and neoclassical church has mellowed with time. And as for the area’s fashion status: a Russian oligarch has snapped up Old Battersea House, a smooth pebble’s throw from the scheme; the future king goes to St Thomas’s School round the corner; and on a sunny Friday evening you’ll find the best photographers and writers and planners and models in town chilling in Battersea Square. That’s how it is.

What does Pevsner have to say? “The most spectacular piece of Regency development in Southampton… The Crescent starts at London Road and curves northwest, composed in the main of broad three bay three storey stuccoed detached houses linked together by screen walls, mostly sufficiently close to each other for the street, except in a few places, to appear as a piece of unified townscape. The houses vary in detail but are mostly the same in general composition, typical of Southampton with their elements of classical decoration almost without refinements…”

A little piece of Brighton gone west; a miniature Regent’s Park flown south. On the cusp of the maritime city’s decline as a spa resort and its rise as a merchant port, riding the crest of this wave, businessman Edward Toomer (1764 to 1852) fortuitously bought land to the southwest of the verdant pearl that is Asylum Green. Even more fortuitously, his son Samuel (1801 to 1842) was an architect. This provincial John Nash was responsible for designing many of the houses on and around Carlton Crescent.

The area has a unified appearance, thanks in no small part to being wilfully stuccoed to the nines (except for tile hung flank walls and returns), but was actually developed over two decades beginning in 1825. It is first mentioned in that same year in the Hampshire Chronicle, “Carlton Crescent has this season made its appearance and contains eight handsomely built residences; being detached, these will, when finished, form by far the handsomest line of houses in Southampton.” They still do.

Hôtel + Café Métropole Brussels

Eclectic Dreams

It’s the café with a hotel attached. In 1890 the Weilemans-Ceuppens brewing brothers opened Café Métropole chiefly to sell their own branded beer. Such was their success they bought the bank next door and transformed it into a hotel. The five star Hôtel Métropole opened five years later. French architect Alban Chambon created Brussels’ grandest hotel. It’s all refreshingly non boutique: big, brash, bombastic. Art Nouveau meets Art Deco outside. Louis the Hooey on steroids inside. More stained glass than a cathedral. The long reception desk is a leftover from its banking days. A period open lift adds to the mood. Bell boy! All the greats have been here, done it, done it here: Sarah Bernhardt | Albert Einstein | Lavender’s Blue. It’s the last remaining 19th century hotel in Brussels.

Gustave Strauven + Palmerston Square + Marie-Louise Square + Ambiorix Square Brussels

Art for Art Nouveau’s Sake 

Just as Josep Puig i Cadafalch is overshadowed by Gaudí, so Victor Horta steals the limelight from Gustave Strauven. Monsieur Strauven was a protégé of Monsieur Horta. His pièce de résistance is a sliver of a building on Ambiorix Square, Brussels’ finest address. He designed and built this house, as slim as a Parisian Métro station beacon, for the painter George Saint-Cyr between 1901 and 1903. It’s a slender symphony of sinuous wrought iron lines dancing across a stone façade, a single bay four metre wide work of art, a magnificent manifesto to all things Art Nouveau. Above a lower ground floor truncated Sunset Boulevardesque staircase, projecting and inset balconies weave and wander up the building, feathery columns as thin as bedposts propping up a first floor viewing gallery; then more twists and turns until finally reaching a crescendo – ta da! – a top floor circular loggia. In front of the house, the greenery of Ambiorix Square slopes down to the greenery and water of Palmerston Square which in turn falls towards the water of Marie-Louise Square. In the distance lies the city of diplomats.

Rue de Laeken Brussels + Prince Charles

A Study of a Street

A summary of the eastern street frontage of Rue de Laeken, which runs between Rue du Pont Neuf to the north and Rue du Cirque to the south follows. The Foundation for Architecture in Brussels organised a Europe wide competition in 1989 for the reconstruction of this part of Rue de Laeken which had been demolished in the 1960s. Over 200 entries were received. The overriding criteria used by the international jury were that the projects should recreate a street suitable for the heart of Brussels and for the people who would live there. The winning team, then all aged under 40, came from Belgium, England, France, Italy and Spain.

The competition was a quest to combine architecture and urbanism: how to reconstruct a section of a street that would respect the scale and structure of the traditional city and the aesthetics of a historic street dominated by neoclassical language while meeting the economic, functional and technical requirements of contemporary shops, workshops, offices and houses. The buildings work symbiotically together; concessions to modern requirements such as lifts and underground car parking are hidden from view. Prince Charles approves: “The completion of this project to reconstruct the Rue de Laeken is a sign of hope that we may at last be entering a new and more humane age of European urbanism.” So from left to right, north to south, in a particular order, there are lots to see:

  • Lot 1 by Gabriele Tagliaventi + Associates. A three bay by three bay corner pedimented tower rising five storeys with arch headed ground floor windows. Attached is a two bay four storey with dormer building; blind windows on either side of the doorway.
  • Lot 2 by Atelier 55 + Marc Heene + Michel Leloup. Four bay three storey building with dormers; a shopfront takes up half the ground floor façade. Attached is a narrow four storey with dormer building; first floor rectangular oriel almost spans its full width.
  • Lot 3 by Sylvie Assassin + Barthélemy Dumons + Philippe Gisclard + Nathalie Prat. Symmetrical seven bay street centrepiece; four storey with attic; shopfronts either side of gated archway.
  • Lot 4 by Jean-Philippe Garric + Valérie Négro. Seven bay four storey with blind central bay on upper floors; shopfronts either side of arched doorway; first floor treated as mezzanine.
  • Lot 5 by Javier Cenicacelaya + Inigo Salona. Four bay three storey with dormers; arch headed ground floor doorways and windows.
  • Lot 6 by Liam O’Connor + John Robins. Three bay three storey pedimented townhouse. Attached is a four bay four storey heavy corniced symmetrical building; doorcase on either side of shopfront.
  • Lot 7 by Joseph Altuna + Marie-Laure Petit. Six bay four storey corner building accentuated by arch headed first and third floor windows; first floor metal balconies; chamfered corner.

It’s the GSM rule. The thicker the invitation card, the better the party. The relaunch of Pitzhanger Manor proved the point. Sir John Soane’s former country house – post a £12 million facelift (or rather major surgical enhancement by Jestico + Whiles working with Julian Harrap Architects) – on a stormy night was filled with lights and flowers and music and guests.

“Lord Lieutenant, Lords, Ladies and Gentlemen,” began Sir Sherard Cowper-Coles, Chair of The Trustees. “The house was built 220 years ago. The library, 80 years ago. The garden room, three years ago.” He spoke in the garden room now rebranded Soane’s Kitchen. You guessed, it’s a café by day, venue by night. Designed by Jestico + Whiles, Soane’s Kitchen is an elegantly understated pavilion set in the walled garden.

Pitzhanger is a cocktail of Georgian and gothic eccentricity. Austere and extravagant.” He praised the artist who hand painted the spectacular upper drawing room wallpaper: “Alistair Peoples, champion of Chinoiserie wallpaper!”

The inaugural exhibition in the library turned art gallery is by Anish Kapoor. Sir Sherard acknowledged, “Anish Kapoor sets a very high standard of excitement and artistic imagination.” The former Foreign Secretary’s Special Representative to Afghanistan and Pakistan ended by saying, “Pitzhanger is at the intersection of art and architecture and design. It is Soane’s enduring legacy. Two centuries on, he stands so tall. Pitzhanger – the jewel in the crown of the rapidly reviving Queen of the Suburbs! A wonderfully uplifting zig in a world too full of zags.”

Anish spoke on the “amber melancholic Turneresque light” of Pitzhanger’s stained glass windows. “It’s like a fading yellow page of ethereal importance,” he observed. “I tried to play with it too. I do what I do. Let the conversation happen if it must.” The night ended well: a goody bag of colourful macaroons courtesy of Coutts.

The Divine Architect

“I am content to place humankind at the centre of Creation. We are complex enough, interesting enough… I find the soul a valuable concept, a statement of the dignity of a human life and of the unutterable gravity of human action and experience.” So says Christian philosopher Marilynne Robinson. Fernand Pouillon was the architect of this influential Postwar housing scheme overlooking Fort St Jean at the tip of Marseille’s Vieux Port. Completed in 1953, it quickly became something of a prototype. How to do modernism. A lesson in proportion. Rising to 21 storeys, precast concrete decks with cross walls in shuttered concrete and external walls faced with stone casing produced a lasting effect. La Tourette continues to offer sleek slices of desirable urban living.

Sweet Dreams are Made of This

To describe Modernisme as Catalan Art Nouveau underrates its roots but it’s a fair starting point. The style originated in the 1870s when Barcelona was enjoying industrial prosperity and expanding beyond its medieval walls. This expansion, named Eixample, became the home of Modernisme. The relaxation of town planning and the influx of wealth combined with a resurgence of Catalan identity created the perfect climate for new commissions and in turn a new style. Modernisme is a manifestation of Catalan character in stone. And brick. And trencadís (broken ceramic tiles). In homage to the region’s history, Gothic, Moorish and medieval styles were fused with naturalistic motifs of Art Nouveau. Catalan architects superimposed their local customs and beliefs on traditional architecture and made it something new. The epoch ended in 1911.

Who better than Colm Tóibín to capture the spirit of the moment, “The style is known as Modernisme, and it was taken up by Catalan architects at the end of the 19th century as a national style from a number of sources, Art Nouveau and William Morris’ Arts and Crafts movement being among them. In 1903, just two years before the Palau de Música was begun, the leading Barcelona architect Josep Puig i Cadafalch wrote, ‘the most important thing we have done is that we have made a modern art, taking our traditional arts as a basis, adorning it with new material, solving contemporary problems with a national spirit.’”

Casa Amatller is a prime example of Eixample Modernisme. Its crazy ziggurat gable and spiky dingdong parapet sew a rich Dutch pattern into the fabric. The fabric of the rich, stitch upon stitch. Casa Amatller is one of three attached mansions, each a wildly varying rebuilding of an existing structure, together known as “Mansana de la Discòrdia” or “block of discord”. Chocolatier Antoni Amattler Costa commissioned Josep Puig i Cadafalch to go for it. Big time. An oriel as big as a planet. It was one of the first houses in Barcelona to have electricity, no less. Modern without the isme too. All that, he did with great aplomb. Almost 120 years after completion, Casa Amattler still has the wow factor. Madness or genius? Chisel or pencil? Fantasy or reality?

Apropos to the source of the dosh, Casa Amatller could easily be a stage set for Hansel + Gretel on speed. Maybe a bit of Rapunzel on acid thrown in for good measure too? Josep’s heroic adeptness at ecstatic playfulness is a trait Postmodernists would strive to emulate but rarely achieve a century later. Colm observes his eclecticism: “His style moved from the strident neo Gothic to the more gentle Germanic.” Peter Thornton, writing about Paris in Authentic Décor The Domestic Interior 1620 to 1920: “Most Art Nouveau was a good deal more sober than is generally supposed.” The same could not be written about its Catalan counterpart. No way, José.

Speaking at the European Commission in Smith Square, London, architectural historian Andrew Saint remarked, “Art Nouveau is really missing in the English context.” He cited Charles Harrison Townsend’s Horniman Museum in London as a rare example. “You can see Art Nouveau as a coalescence of vernacular traditions with an interest in urban politics. The poor old Glasgow School of Art shows that Scottish nationalism was an important force. But that energetic Pan Slavic or Catalan movement is missing in Britain.” There is no British equivalent of Casa Amatller.

Portonovi + Boka Bay Montenegro

The great Italian actress is a fan. Roughly the size of Northern Ireland but with less than a third its population, Montenegro is experiencing a long overdue tourism renaissance. This small country clinging to the edge of the Adriatic Sea in southeast Europe is set to enhance its luxury offer. Its tourism may date back to the 14th century when Sjora Roza boasted a tavern and café but it wasn’t until Montenegro regained independence in 2006 that it started securing travel destination status. Like Northern Ireland, you can only travel about 150 kilometres or so before driving into the sea or crossing a border. Unlike Northern Ireland, it averages 250 sunny days a year.

Where nature ends (five National Parks), architecture begins (three cultural Unesco World Heritage Sites). Durmitor National Park alone has 82 kilometres of canyon, 23 peaks over 2,300 metres, 18 glacial lakes and is home to 163 bird types and 1,500 flora species. It may have beaches stretching for nearly 300 kilometres, but Montenegro takes its name from the Italian for “Black Mountain”. Swim in the morning; ski in the afternoon.

Herceg Novi on Boka Bay is known as “The City of the Sun” and “The City of 100,000 Steps”. It’s both. Although “City” is pushing it for somewhere with 30,000 residents, the same population as Ballymena in Northern Ireland. The Nobel Prize Poet Laureate Ivo Andrić went further, describing it as a place of “eternal greenery, sun and promenades”. The setting is impossibly romantic: mimosa cloaked historic buildings cluster at the foot of Mount Orjen where it meets the coast. The walled Old Town, or Stari Grad, is an eclectic mix of architecture. Not surprising, considering Montenegro has belonged to six Empires – Roman, Byzantine, Ottoman, Venetian, Napoleonic and Austrian – followed by a stint in Yugoslavia before becoming the People’s Republic.

Now, Herceg Novi is set to expand. “Montenegro essence” is the strapline for the new waterside development Portonovi. It aims to capture on 26 hectares all that is great about the country. A destination within a destination. A microcosm of Montenegrin discernment. The site was a military base – 90 buildings from the 20th century were demolished. One very precious building was saved: a 16th chapel with rare 18th century frescoes. It is being carefully restored and returned to its original use. The Government is retaining the freehold of the whole site but went out to international tender for its redevelopment. Ahmet Erentok, Chairman of Azerbaijani company Azmont, who won the contract explains, “Portonovi is our largest investment outside the Azerbaijan.” It will total almost €1 billion (€960 million to be exact) when complete.

General Manager Stevan Milic relates, “Portonovi has two kilometres of coastline and a 238 berth marina. There will be 8,500 square metres retail space and a further 7,500 square metres of multifunctional floorspace. Amenities will include high fashion shops, jewellers, galleries, a gym, health club and Espace Chenot Spa. The first phase opening shortly will deliver 214 homes including 50 rental properties.” The average home is €1.6 million for 157 square metres of accommodation. Prices range from €600,000 for a one bed to €11 million for a six bed villa. The first One + Only Hotel in Europe with 10 branded villas will open next year. Its standard room will be 65 square metres. “Europe’s largest smallest room!” smiles Ahmet. The hotel will include two restaurants: Locatelli Italian and Tapa Saki Japanese. A sandy beach, tennis courts, water features and gardens will bind the built and natural environments together.

Portonovi is typical Mediterranean style with lots of stone, timber pergolas and vivid colours,” Stevan points out. “It looks like it’s been here for ages! Other designs are completely different with lots of glass. But there’s a nice unity. Each group of homes has a pool and all the penthouses have their own rooftop infinity pools. The buildings only go up to a maximum five storeys and the slope of the site allows most properties to have sea views. Portonovi is a very high end resort of the type you can find in France or Italy.” Its Italian contractor and developer, Pizzarotti, are renowned for top end schemes in Monaco and New York. British architects Harper Downie add to the international talent collaboration. The cross border marina and helipad include passport control, customs and police. Tivat airport is just 15 minutes travel by boat. A VIP helicopter summer service from Dubrovnik adds to the luxury transport options.

Serpentine corniches snake round the coastline of Boka Bay. Verige 65 is an arrow shaped restaurant and bar built on a former parking lot at the bay’s narrowest point, 13 kilometres from Portonovi. The views are spectacular and constantly changing with the weather – Montenegro lives up to its “wild beauty” tagline – as the clouds and mountains merge and disentangle at a moment’s glance. Local tour guide Liset Kuhar calls the tiny islands in the middle of the bay in front of Verige 65 “our two little pearls”. She notes, “Our Lady of the Rocks was manmade in the 1400s. St George is a natural island with a Benedictine monastery dating from the 1100s.” Chardonnay served comes from Savina winery in nearby Herceg Novi.

Perast and Kotor are two Unesco World Heritage Sites close to Portonovi. Liset refers to Perast as “a little piece of Venice”. Bujović Palace is one of its many architectural gems. Designed by Venetian Giovanni Battista Fontana in 1694 for Vicko Bujović, Commander of the Town Fleet, the palace is what American philosopher Marilynne Robinson would call “an exploration of a glorious mind” set in stone. Liset continues, “Perast is a gorgeous baroque town built by seafaring noble families. Kotor is like Perast with stone walls and terracotta roofs. The town walls of Kotor date back to the ninth century.”

Over dinner in Porto, a traditional restaurant in the Montenegrin capital Podgorica, the Minister of Sustainable Development and Tourism Pavle Radulović acknowledges Montenegro isn’t very well known yet. “It’s a challenge; it’s an advantage. We’re trying to spread the tourist season which at present is concentrated from April to September. We’re diversifying the offer. We want the upper class of clientele to come to the Bay of Kotor. In Boka Bay in particular, we’re encouraging high end luxury tourism. We know how to cater for the needs of high net worth individuals. We’re not targeting the mass market in Boka Bay. We’ve different plans for other places. For example, we’re promoting Budva as a party town. DJ David Guetta played there recently. We want to elevate all levels of tourism.”

Pavle is in charge of the largest Government department which covers climate change, spatial planning and the environment in general. Ecology is written into its constitution. His broad remit of sustainable development and tourism is key to increasing national prosperity while keeping the country unspoiled. “We’ve opened over 50 hotels in the last two years,” he adds. “Tourism has grown to two million visitors in 2018 bringing €1 billion to the economy. But we’re very careful with growing our offer. We’re building a product. This is the place to visit; this is the place to live. We have the second deepest canyon in the world and one of the biggest natural reservoirs in Europe.”

Ahmet believes real luxury is “when you feel really comfortable, where you can be yourself in your own zone. Portonovi is a place to escape, to call up your friends and hang out for two or three days or longer. We could’ve invested anywhere but we chose Montenegro for the beauty of the country. The people are very hospitable, very committed, very friendly. Most importantly, I want Portonovi to be the number one project, the best place in Herceg Novi, the best place in Montenegro!” It’s difficult not to wax lyrical about Montenegro in winter, from the glimmering amber sun fading behind the onyx shaded clouds to the emerald green hills dotted with lemon quartz mimosa trees and alabaster alpine resorts reaching down to the golden speckled strands and clear sapphire waters. This country really is a jewel in the crown of the Adriatic Coast. As Marilynne Robinson would say, Montenegro exudes “a ravishing sense of the divine beauty manifest in Creation”. The great English poet was a fan.

On a rainy Friday morning the five star Hilton Crna Gora Hotel in Podgorica is all abuzz. Six foot plus male and female bodyguards are lingering in the lobby, cameramen are mingling with journalists in the corridor, before hey presto a cavalcade of black Mercedes pulls up under the porte-cochère. Glamour Montenegrin style. Turns out the Presidents of the countries that made up former Yugoslavia are at the Hilton for a press conference. Casual.

Podgorica means ‘Under the Hill’ in English,” explains Adrijana Husić, Marketing and Communications Manager of Portonovi, a luxury coastal Montenegrin resort. “The capital lies on five rivers. In summer it can reach 45 degrees centigrade. Podgorica is in central Montenegro away from the sea. All the Government municipal and administration work is here. All the media are basically located here. The focal point of the Old Town is the 18th century clock tower. Behind the clock tower is Pod Volat grill, a popular meeting place for politicians. There are two mosques in the Old Town.” The historic houses are a mix of single and double height villas, many surrounded by head height trellis-like wire netting. Odd.

It’s a land of figs and honey. Montenegrins love to eat and who could blame them with such divine natural resources? It’s easy to mistake a starter for a main course when actually it’s an oversized amuse bouche. And why have one pudding when you can try a few? In Porto restaurant on Stanka Dragojevica, the clubby part of town, salt baked fish is cooked on an open fire in front of guests. What a beguiling spectacle. Unusual.

Ahmet Erentok, Chairman of Azmont Investments who are funding Portonovi, relates, “I have many houses and satellite homes throughout the world. I have a foundation in Washington. But this the place where I am most comfortable. I wake up to a view of the Adriatic from my bedroom. You can swim at 9am and then go skiing!” Pavle Radulović, Minister of Sustainable Development and Tourism, the largest Government department, concludes, “Montenegro is like a New Zealand 2.5 hours from London.” Different.

The Chief Curator at Historic Royal Palaces was looking resplendent in a red velvet dress. She was returning the compliment to our compliment about her entertainingly educational educationally entertaining history programmes. It was The Sunday Times British Homes Awards:

Lunch at the Marriott Grosvenor Square is always fun, whatever the occasion, but how much more fun would lunch be at the Marriott Zürich? There’s only one way to find out. And so, here we are, pleased as punch plonked on plumped up cushions. Actually we’re a few miles downstream from the Marriott in the Odeon Restaurant but you get the drift. Sometime later, we will admire the assured elegance of Villa Escher and its apron of greenery known as Belvoir Park but for now there’s truffle omelette to be devoured.

Lavender’s Blue + The Irish Times + The Gloss

Lavender’s Blue. A Vision | A Residence | A Blog. Our Gesamtkunstwerk. A decade of collecting and arranging. Irish country house attic style. So where better to celebrate in print than The Irish Times? Better again, The Gloss supplement. An A3 splash in Ireland’s glossiest A1 publication. Style Editor Aislinn Coffey gets it: “Your project and home was such a breath of fresh air, I adore it!” Virtuosic studies in light and shadow. Nothing’s really ever black and white (unless like us you’re under contract for the technicolour snaps). All things considered really, Lavender’s Blue is worthy of a retrospective at the Grand Palais. Clearly, we were an oversight by the National Gallery’s Monochrome exhibition gallerist.

Why the name Lavender’s Blue? Apart from being good with colour and enjoying the paradoxical phrase (surely lavender is purple to the masses?), there are geographical reasons for the naming of the vision that became a house that became a collection of essays that became a lifestyle that became an obsession that became a romance. This part of Battersea, back in its rural Surrey days, was awash with lavender fields. Nearby Lavender Hill and Lavender Sweep pay testimony to its perfumed history. Sweet. Oh and the Marillion song is pretty nifty too.

Step inside, and the rooms could be anywhere (or at least anywhere pretty decent); there are no visual references to its location in southwest London. Unless you count an 18th century threaded collage of Kew Palace. The street facing windows are opaque while the rear of the house reveals itself only onto a private cobbled trellised courtyard overlooked by absolutely nobody. A little piece of secret London. There are subtle hints of the Ireland of yore: a diorama of the long demolished Antrim Castle in the hallway; a framed envelope from the Earl of Kilmorey in the drawing room. But really it’s an international collection: no antiques stall or flea market or second hand shop or vintage pop-up was safe from plundering for the last 10 years. Amsterdam, Belfast, Bilbao, Brussels, Buenos Aires, Dublin, Lisbon, Paris, Paris again, Rotterdam and of course Savannah.

The naïve mirrored mini portico is one of several purchases from Savannah. We visited the Deep South’s finest after devouring Midnight in the Garden of Good and Evil. The events in John Berendt’s book happened yonks ago but Savannah is still oh so magical. Meeting antiques dealer Charlie Brown, he gave us fragments of a chandelier from Jim William’s home, Mercer House. Jim was the central protagonist. The chandelier was smashed to myriad pieces when he shot his lover dead. We’ve slotted the crystal pieces into a standard lamp. Perfection.

The tiny mirror framed with horns is also from Savannah. The tinted photograph of General Lee came from an antiques arcade. It’s faded so his features can only be seen from certain angles like a shimmering ghost. “The family were glad to rid of it!” the dealer proclaimed. “He’s a bad omen!” Despite being swathed in bubble wrap, the picture split down the middle in our suitcase, hopefully dispelling any malignant spirits in the process. En route to Savannah we simply had to stop off in Atlanta for “Funday Sunday”. Margaret Mitchell’s flat where she wrote Gone with the Wind was a must-see. It’s also a late 19th century building – roughly the same size as Lavender’s Blue.

It may all look a little shambolic but there’s method (occasionally) and sanity (mostly) in the madness. Chicness amongst the shabbiness. Collections within collections include 18th century wax silhouettes hung in a group in a dark corner of the drawing room. “Darker again!” we ordered our ever patient decorator. And so he added another layer – or was it four or five? – of purple paint to the drawing room walls. At night, and even during the day, the walls merge into the charcoal grey ceiling. Antlers cast mysterious shadows by night. A tiny internal window over the recessed bookcase yields yet more mysterious lighting.

The bedroom is all about pattern. More is more. So very Sister Parish. Sanderson wallpaper covers the walls and ceiling while a Christian Lacroix shirt has found new life stretched across two square canvases. Nothing is coordinated – matching is just too bourgeois. Ok, the blue and white theme of the kitchen is pretty controlled but that’s all. And we’ve got to live up to our Delftware. It’s an eclectic collection, a layered timeless look, nothing too contrived or designed. The collection is complete, right down to the Argentine spoon embellished with Evita’s face and the majolica vase next to the piano. We’re resting on our laurels in the courtyard. Ah, the courtyard. So very Lanning Roper. Scene of lively summer lunches (Selfridges catering) and even livelier autumn soirées (more Selfridges catering). So very Loulou de la Falaise. Mostly with Annabel P, Lavender’s Blue intern amanuensis, on overtime. It’s getting greener and greener and greener. Grey Gardens watch this space. Sorry neighbours.

So what do the literati and glitterati have to say? Their quotes benefit from a touch of upper class case dramatic effect and a dash of well placed irony. “The place has great panache,” says Rupert Thomas, Editor of The World of Interiors. His predecessor Min Hogg, now Editor-at-Large, thinks it’s “lovely”. “Your rooms are a triumph,” believes architectural historian Dr Roderick O’Donnell. “They’re brilliantly decorated.” Artist and country house doyenne Amanda Brooke agrees, “What a triumph your understated flat is.” Jacqueline Duncan, Principal of Inchbald School of Design, thinks it’s “Bohemian”. Reverend Andy Rider, Rector of Christ Church Spitalfields, calls it “Baronial”. Astrid Bray, MD of Hyde Park Residence, loves it: “Wow! Quite a place.”

“LOVE it!” breathes model Simon Duke, simply and succinctly. Loving is a theme. “LOVE it!” repeats neighbour Emma Waterfall, MD of Cascade Communications. “Especially the William Morris inspiration in the bedroom. Fab.” Ok. “LOVE the purple!” raves interior designer to the stars Gabhan O’Keeffe. Still focusing on the drawing room, Nicky Haslam, man about town and interior decorator, is a fan: “That room is EVERYTHING I love!” Lady Lucy French, girl about town and theatre director exclaims, “I LOVE your interior design! Stunning!” The final words must go to conservation architect extraordinaire John O’Connell. “Very brave, very Russian, very YOU!”

Haven is a Place on Earth

Middag. To the beautiful south of Churchillplein lie the four inlets of Wijnhaven, Bierhaven, Rederijhaven and Scheepmakershaven. Due west of the latter haven along Leuvehaven is our destination. Seemingly giving up on multisyllabic Dutch mouthfuls, our hotel is simply and logically called Mainport. Inanimate nominative determinism. Top notch natch. This could be Liverpool or Rome, anywhere alone. Except it’s not. It is where it is, overlooking Oude Haven, Rotterdam’s oldest harbour.

Nacht. A civic commitment to the new is adhered to by architects MAS architectuur in this 215 bedroom hotel.  All five stars of it. Lowland high life. The windows are massive as they should be, nodding to Dutch tradition and framing such envy inducing vistas and views and perspectives. Owner Karin Geurts has enlisted the help of designer Feran Thomassen to make the interior something to home tweet home about. The bedrooms are all blocks of pattern and enigmatic shadows. Enough monochrome madness to mask afterhours clandestinity.

Ochtend. As we hit contemporary architecture overdrive, overwhelmed by the scale of Rem Koolhaas’s De RotterdamManhattan on the Maas, it’s time for a diversion due further west along the water via Coolhaven to Delfshaven. This intimate remnant of historic Rotterdam, missed by the Luftwaffe, is Dutch fridge magnet heaven. We’ve swapped stilts, pilotis, cantilevers and hangovers overhangs for crow-stepped gables, oversized sashes, canal bridges and – dada! – a windmill. All we need is blonde and beautiful clog clad locals and the cliché is complete. To quote Nicky Haslam as he serenaded the select audience in The Pheasantry Chelsea recently, “This has gone by rather too quickly!” We’re spinning with the stars above.

“My Lords, Ladies and gentlemen and very special guests…” Taylor Wimpey Central London’s latest scheme has won a High Commendation Prize at The International Property Awards. The awards are sponsored by The Telegraph with Emirates as the official airline partner and H R Owen as the official limousine partner. SPPARC Architecture’s innovative design – luxury apartments balanced over a music college – received the accolade in the category for multiple unit residential development in the UK. The official announcement was made following the five star glitz of a black tie champagne reception and gala dinner at the Marriott Hotel in Mayfair. The Chairman (Earl of Liverpool), Chairman of Judging Development (Lord Caithness) and Chairman of Judging Real Estate (Lord Best) were assisted in the decision making process by a panel of no less than 90 leaders in their fields. Lord Caithness stated, “Research is our biggest resource. We are looking for the best architects, the best developments… Over 2,100 companies participated. Our judges love it but it’s hard work, identifying the very best in the UK. Missed it, impossible. An enigmatic form; a legible plan. Classical with precedence; original with credence. Absence of colour; presence of brilliance. Monochromatic look; colourful character. Box clever; clever box. The morphemes of negative space; the polyphemes of architectonic afterimage. Lines of beauty; the unlocked grid. Complexity; contradiction. Cool design; hot property. If architecture is frozen music, The Music Box is a timely sculpture in ice. Above the arches; above the commuter belt; above the parapet; above the radar; above the norm. Blue sky thinking. Right side of the tracks. Rooms with a view. A place for living; a space for learning. Thinking outside the (Miesian) box, Trevor Morriss, Principal of SPPARC Architecture, is a bright young(ish) thing, a rising star in the architectural firmament that is London. The sky’s not the limit. The Music Box is his latest meteor to strike across the galaxy. Taylor Wimpey Central London’s mixed use scheme of 55 apartments suspended over a music college will inspire generations to come. List it, imaginably.

“The scheme is in two parts: the upper element adopts the vertical proportions of the golden section. A cube shaped residential building is delicately positioned over a 15 metre high base with a large glazed section, providing both prominence onto the street and glimpses into the music college. This purity of form is reflected in the simplicity of the external surfaces. The strong base is faced with a white ceramic brick interrupted by a textured three dimensional band representing rhythm which accords with the positioning of the rectilinear punched apertures. But it is the erosion of this cubic form that truly defines the building. A ‘missing’ street corner acknowledges the strong horizontality of the adjacent railway line, in parallel creating a longitudinal distinction between the music college and apartments. The upper residential storeys are distinguished by a hierarchical layer of vertical solar spines intersecting glazed fabric. The top of The Music Box is a continuous glazed kerb regularly punctuated by the extension of the solar spines: a profile reminiscent of a hammer and piano keys.”

Ever on the quest for luxury, Landmass London’s dapper Managing Director Alan Waxman has a fresh take. Luxury has a new: “Most designers and developers give people what they think their clients want. If you’re cutting edge you give them what you think they should have. That’s the ultimate luxury.” His latest scheme 76 Ladbroke Grove in Notting Hill is a case in point. Everything is bespoke right down to the Fendi towels emblazoned with the house number. Luxury has a price: £6.95 million.

Typical of London, the site is tight. Two basement levels optimise available space. “Everyone says this house is like the Tardis!” Alan reveals. A three storey above ground end of terrace replaces a ramshackle two storey house. “There’s always a story when it comes to buying a site,” he says. “I met a girl at Annabel’s and we swapped numbers. I invited her out for lunch which quickly turned into a business lunch when she mentioned she wanted to sell her house. We called over to the house which was in a bad state of repair, climbing over dustbins to get inside.”

Full height voids add a sense of drama and airiness to the interior of architects McCusker Storey McIntosh’s replacement building. “At Landmass we concentrate on how to use the space and light,” relates Alan. “Our aim is to get the wow out of the property. We spend an enormous amount of time planning space and volume without any consideration to finishes and specification. They come later. It’s very much less is more. We’ve used the same white wall colour and the same timber flooring throughout.” The one exception is the snug dark cinema. “Panels of wallpaper and tiles are used as sexy features. That’s the Landmass signature. I believe I’m the only developer in the world to have trademarked his concept: Volumetric Design.”

“I’ve an 11 second rule,” he explains. “That’s all the time I have to make people comfortable with my product after they’ve walked through the front door. First impressions are very important for both people and properties.” At 76 Ladbroke Grove, the front door opens into a full depth open plan living area which bursts into a double height void overlooking the angular walled garden to the rear. Landmass London’s wow in action. Downstairs, dashing winemaker turned sommelier for the evening Ben Walgate serves Gusbourne Brut Reserve in the top lit basement kitchen. “Gusbourne is a small exclusive vineyard in Kent,” he comments. “This English sparkling wine is a classic blend of Chardonnay, Pinot Noir and Pinot Meunier grapes.” Luxury has a taste: Gusbourne.

Black and White and Red All Over

Howick Place possesses a transitional character wedged between the stripy red brick and Portland stone of Westminster Cathedral and the glass cathedrals to commerce straddling Victoria Street. Religion, consumerism and London’s 21st century temple for thespians, St James Theatre, make unlikely but compatible bedfellows in the £2 billion renaissance of Victoria. Developers Doughton Hanson and Terrace Hill’s offering is an office led mixed use scheme inches away from the headquarters of Giorgio Armani, Tom Ford and Jimmy Choo.

In another unlikely but successful catholic ménage à trois, their nine storey building references Ashley + Newman, Lutyens and Mies. The red brick recalls Ashley + Newman’s neighbouring Schomberg mansion block. The grid colouring of pale stone banding and black metal window frames resurrects Lutyens’ monochromatic chequerboard Grosvenor Estate which heralded the arrival of modernism. As for Mies, he would have approved of the grid cruciform and expanses of glazing. Traditional railings keep the scheme grounded.

“Key for us was creating a building that would sit comfortably with the high quality older architecture that borders the site,” explains project architect Jonathan Carter of Rolfe Judd, “whilst also delivering a space that is cutting edge and responds to the transformation of the wider area.” Volume and void optimise lightness and airiness through transparency of container to contents. Part of the lower ground floor offices rises to double height allowing natural light penetration. The street level windows become a clerestory. Part of the first floor offices overlooks a double height reception carving out a glass cube. A living wall climbs up the light well. The grid extends above the parapet to frame the street corner roof terrace.

“The reception is a large space with plenty of visibility from outside,” elaborates design consultant Joanna White of Joanna White, “so it was important to consider the exterior and interior together and to respond sensitively to the streetscape, architecture and materials. We picked up on the texture of the adjacent listed buildings, the earthy colour of the red brick and the darkness of the exterior frames.” Joanna completes the religiously disciplined palette. A separate entrance leads to 23 luxury residential lets on two penthouse levels. Roof terraces abound. Far blow, the capital snakes out in a labyrinth of Lilliputian living.

The architectural demands of this strategic site for an inspirational urban composition demonstrate the role of architecture as the guardian of the public realm, something too readily dissolved by the alternating demands of capitalist and bourgeois values. In a gesture of patronage beyond guardianship, artist Yinka Shonibare, famed for his Fourth Plinth Nelson, was commissioned to encapsulate the spirit of Howick Place.

It’s a blisteringly hot afternoon down by London’s Royal Docks. Overhead a net of transport modes zigzag across the marine blue sky. London City Airport and Emirates Cable Car dominate either end of the Docks. Hoola is the latest cloudscraper piercing the capital’s skyline.

“The catalyst for Royal Victoria Dock taking off was the Canning Town regeneration. That and the Olympics. And now Asia Business Park and Crossrail. Canary Wharf is 10 minutes away; Bank’s 20 minutes. Planning permission has just been granted for the £3.5 billion Silvertown Quays project on 62 acres next to the Royal Docks. It’ll deliver offices, a tech hub and 3,000 new homes. By 2028 the population of this area is set to double – an increase of 103 percent compared to 16 percent for London over all. This area is in transition. You can use the water in the docks. So many sporting opportunities.”

“The carbon footprint of Hoola is really really small. The development is super insulated and is shaded by louvres. Heating and hot water is provided through a shared energy network using surplus heat from the nearby ExCel Exhibition Centre. The wrapped balconies are curved but the rooms are regular shapes. CZWG have planned well spatially. Strawberry Star is fully invested in the scheme. We’re even opening our own retail estate agency on the ground floor. We’ve a real focus on quality. Together with developer HUB we’re bringing Zone 1 style to Zone 3!”

Raising the Profile

It appears in paintings, guides, novels and Gavin Stamp places it on the front cover of his latest collection of essays Anti-Ugly. Hawksmoor’s Grade I listed Christ Church Spitalfields is about as high profile as a building can get. Jon Buck of Studio Cullinan And Buck Architects (SCABAL) considers it to be, “A strong white stake in the dissenting soup of different interests of early 18th century London. ‘Here I am!’ it proclaims.”

A row of buildings including the original Christ Church Primary School once stood next to it on what used to be Red Lion Street, now Commercial Street. The school moved to nearby Brick Lane and the adjacent churchyard was decommissioned in 1874. An informal garden emerged along the vacant frontage and by 1970 a youth centre occupied part of the site. Nine protected London Plain trees date from the decommissioning.

The current Rector, backed by the London Diocese, has a vision for this sliver of urban space sandwiched between Fournier Street and Fashion Street. Geographically and symbolically, Rev Andy Rider sees the church as a meeting place of creative East London and the financial City to the west. An integral element of this vision is the new nursery and community building which provides much needed accommodation while opening up twice as much usable outdoor space. For instance, the northern flank is much shorter than its predecessor resulting in a more generous space next to the church.

SCABAL won the bid. Jon believes in responsibility to the past and future. Part of the planning application was a 168 page tome of a Conservation Management Plan. Architecture is too often pastiche (Ecclesiastes 1.9: ‘What has been will be again, what has been done will be done again; there is nothing new under the sun’) whether neo Georgian, recycled modernist boxes or Accordia-lite. Not here. SCABAL has produced something original, subtle referencing in place of derivation. Sensitive handling instead of intrusiveness.

The barn-like pavilion is, appropriately, tripartite in plan. Clusters of rooms to the north and south are linked by glazed central multipurpose hall. With low eaves and reclaimed London Plum bricks similar to those of Fournier Street Rectory, the northwest and southwest corners are treated as a walled garden. Jon explains, “The plan arrangement is derived from that of Christ Church: 12 metres describing the nave; 5.5 metres, the aisles. In its humble way, the central gathering place is nave-like and lofty.” Large spans of section posts and beams maximise flexibility of use. Rooflights avoid overlooking in response to the sensitivities of diverse cultures. Low level windows in the nursery are child-friendly.

Lime mortar is a subtler reference to the church than using dressed stone. “Copying Christ Church would look cheap,” believes Jon. “This building is next to, but not a fragment of, the church. It’s small but generous, different… ground level heroic.” An asymmetrical plan dictates the irregular shape of the half-hipped roof with its timber frame overhangs. Too shallow a pitch for slate, zinc picks up the reddish hue of the bricks.

Hailed as best practice in action by statutory bodies, it’s staggering that Spitalfields’ lowest profile new building (the church is 14 times taller) is gaining a high profile. A local group is seeking to have it demolished. Meanwhile the sands of time are sinking and the lessons of Gavin Stamp’s essay Hawksmoor Redivivus go unnoticed. Until this disagreement is resolved, the nursery and community building lies unused next to the overcrowded school.

Back on luxury. MD of private developer Landmass Alan Waxman argues, “High end finishes and spec? Home automation, silk carpet? Forget it. Not enough on their own. Luxury is something money can’t buy. Look over there,” pointing to a circular internal window. A contemporary take on the traditional oeil de boeuf, perhaps an oeil de hibou, an architectural amuse bouche. “Great design, that’s what luxury’s about!” This opening from the reception room looking through to the hallway elegantly frames, offset, an off white sculpture against a white background. Behind us, a reflective circular fireplace is placed opposite the internal window. Clever.

We’re in 48 Belgrave Mews North, a Grade II listed house in the heartlands of Belgravia Conservation Area. This is Landmass’s latest, a reimagining of an 1820s mews house. Alan sees his role as being “like the conductor of an orchestra”. To extend the metaphor, the architect and interior designer are first and second violinists respectively. London living (there are really only two Zones) is all about maximising space and light. “When you have a more compact property like a mews house,” he notes, “you provide added value by applying your imagination and by creating extra space.” Landmass has boosted the floorspace by more than 50% to now total 230 square metres.

A new stepped rear extension helps. In the lower ground floor Alan declares, “We raised the ceiling height to 3.2 metres and inserted glass panels in it.” A retractable glass ceiling over part of the reception room above provides views of the sky. This arrangement not only contains the action at the lower level in a fluid orchestration of space and movement, but draws the eye upwards, capturing and filtering the natural light. On a sunny day the upper surfaces become an animated embroidery of light and shadow. But on a dull day like today the way that light is held in the tall enclosure is critical to the project’s spatial narrative.

In a happy convergence of atavism and luxury, another circular internal window is placed at the bottom of the glass balustraded staircase. It frames views of the kitchen family room. Above a copper fireplace almost stretching the full depth of this space is a set of 10 photographs from the collection of the late film director Michael Winner. Joy! Non Londoners won’t appreciate this, but oh the – dare we say luxury – there’s a window in the master en suite and dressing room and one of the other two en suites. Yes! A centrally positioned bed in the master bedroom allows for a wardrobe walkway behind. The flow of spaces continues heavenwards up to the splendid rooftop terrace: a pinnacle of space and light is reached.

The Buckley Building Clerkenwell + Derwent London

This office led scheme by Derwent London is named after the late Richard Buckley, founder of one of the new wave of young design led architectural practices that sprung up in mid Nineties London. The Shoreditch based practice of Buckley Gray Yeoman continues to prosper under the leadership of directors Matt Yeoman and Paul White.

Derwent famously prides itself on niche developments in the capital’s “villages”, many of them in creative hubs (whether they always are before Derwent arrives is a moot point!). The Buckley Building may be just north of Farringdon Station, but true to form, it is on Clerkenwell Green which is about as villagey as Zone 1 gets. Commanding prime position at the elevated end of the square, The Buckley Building is next to the leafy gardens of St James’s Church and overlooks the alfresco seating of The Crown Tavern. Clerkenwell Design Week venues are all about.

Formerly a printing works, it’s an essay in 1930s refinement. Strong bands of render alternate with rows of long glazing between brick panels. It occupies an entire urban block so all four-and-a-half elevations are on display, each masterfully handled. The main entrance has been strategically relocated to the shortest façade which forms a canted bay with two of the longer elevations. At five storeys over basement, The Buckley Building is a typically low rise Derwent affair. The floorplates are large though, accommodating some 500 square metres of ground floor retail and 7,500 square metres of offices on the other floors. A functionless atrium and superfluous columns have been removed.

The refurb spiritedly recaptures the spirit of the aged original. Over to Matt Yeoman, “The design intent was to create a refined industrial aesthetic throughout. Crittall windows have been retained and restored. The internal brickwork was partly grit blasted and exposed. We’ve also exposed the concrete soffits on all the floors.” Now for Simon Silver, head of regeneration at Derwent London, “We dropped the raised ground floor by half a floor to create the classic lofty and welcoming Derwent reception. It’s reminiscent of a grand and timeless warehouse.” An eight metre long concrete reception desk and steel wall cladding inspired by the work of Richard Serra and Carlo Scarpa continue the industrial aesthetic.

A cat slide roof covered with great sheets of glazing swoops down the upper two floors transecting the north facing elevation and flooding the galleried offices with natural light. Most of the fourth floor is set back from the building line to accommodate south and west facing terraces. Richard Buckley always maintained that “design is a sensual experience and can create emotion across all human activity”. He could easily have been talking about The Buckley Building.

Making the Grade

St Pancras Hotel, King’s Cross (the upper floors) and Roehampton House, south London (all of it). They couldn’t be more different. Harry Potter versus Brideshead. Northanger versus Mansfield. Gothic versus baroque. St Martin’s versus Queen Mary’s. Gritty regeneration hotspot v leafy southwest suburbia. The one thing they do share, along with all fellow listed buildings, is the challenge of adapting to suit contemporary lifestyles. Dreaming up a bedroom out of a circular space for Apartment 15 was just one minor Roehampton House brainstorming success. An island of wardrobes backing onto a freestanding wall solved the what-about-storage and where-do-we-put-the-bed dilemma in one fell swoop.

City boy Arthur Grenfell seamlessly added new wings in 1913. Edwin Lutyens was the architect. City developer St James seamlessly reimagined the enlarged house as 21 apartments in 2013. Nick Davies was the architect. This heritage asset has never looked hotter, set off by pristine landscaping. Not a leaf out of place. The twin gatehouses have been revived and six contemporary garden villas continue the fine building tradition. Now for more questions and answers with the latest architect to display his talent at Roehampton House.

Why did you choose to buy and develop this site considering the inevitable costs and constraints of retaining a Grade I Listed Building?

4 Roehampton House copyright Stuart Blakley“When Roehampton House and the former Queen Mary’s Hospital site came to the market, St James was the only organisation from the parties bidding who recognised that once restored the house could create real value. Plus it is a magnificent setting and centrepiece for the adjoining new development. All the other parties saw the house as too great a challenge. St James was the only party who was serious about taking on the restoration and conversion of the Grade I historic building.”

They comprise less than three percent of all Listed properties and in law everything extant at the point of Listing is protected. As with all older buildings, many changes and additions had been made over the years. The challenge of unravelling what should be retained and what can be changed is a long process of evaluation and discussion with English Heritage and the local borough conservation team. There was a desire to restore many of the original rooms that had been subdivided to their original proportions, particularly the panelled rooms that had survived in the Georgian part of the building. St James removed an intrusive steel frame which had been put into the building to strengthen it in the 1980s and had destroyed much of the historic structure. We also needed to put approximately 50 new bathrooms and nearly half as many kitchens into a building which had had very few services whilst preserving and conserving as much of the surviving historic fabric as we could. That was quite challenging.”

8 Roehampton House copyright Stuart Blakley“The surviving pleasure grounds and walled gardens have been restored to their former glory and provide both the setting for the house and the framework around which the masterplan for the new surrounding development was shaped. The houses and apartments are traditional in design but not direct copies either in style or materials of the house itself. They also provide the transition between the character of the historic house and the adjoining suburban roads of Roehampton village which were developed in the early 20th century.”

“Although the costs of restoring a building such as Roehampton House are very significant, the sales values per square foot generated for the apartments have exceeded new build values so there is a genuine cachet for living in this type of historic property. It is also hard to quantify how much uplift the setting of the house has given to the sales prices in all the adjoining new properties but clearly they have also benefited from the overall setting and sense of place… their values reflect this. As with all historic buildings many of the problems you will encounter remain hidden from view. Control of costs is very hard with these unknowns. Many however can be anticipated with proper research and investigation into the history of the building. Using the right professional consultants and sourcing craftsmen skilled in historic building construction techniques is vitally important in managing this process and winning the support of English Heritage and the conservation officers.”

Why was such a contemporary style chosen specifically for the garden villas and how did the setting influence their final design?

“The design of the garden villas evolved from the discussions with English Heritage. Firstly, the rebuilding of the boundary wall on the north side of the pleasure grounds to reinstate this feature at the rear of Roehampton House had left a small piece of land. This land is sandwiched between the site boundary and the new hospital to the north. The original hospital buildings had in fact encroached into the area of the historic pleasure grounds. A key part of our planning strategy was to reinstate the grounds to safeguard the future setting of the house. English Heritage was very keen for this too so that the original frontage of the house could be kept clear of vehicles. To finance the cost of underground car parking it was agreed that a suitable form of development could be designed for the area now occupied by the villas. English Heritage was keen not to confuse the history of the house. It felt that a very simple contemporary design solution which sits quite low behind the wall and is quite self effacing is therefore an appropriate architectural response to the setting of the building. This raises all sorts of views about whether buildings in close proximity to listed buildings should be in the manner of them or totally contrasting and of their time. These are the philosophical discussions you always get into in matters of conservation.”

Are there any lessons that were learned from this project which St James will be applying to future projects?

“In restoring the building we had to respect the original hierarchy of the rooms in the house and the level of decorative detail that would have been present in these which we could put back, even where this had entirely disappeared during subsequent alterations in its later history. This even extended to us undertaking a full historic paint analysis of the most historic panelled rooms to understand the original decorative schemes that had existed when the house was built. There were three centuries to inform our choice of colours for decoration. Many of our big cost items were still hidden from us behind historic construction that we could not disturb prior to acquisition. If it can be arranged, pre acquisition survey work is essential in minimising risk and cost overruns. There are the golden postcodes of Belgravia, Chelsea, Kensington, Knightsbridge and Mayfair. Then there is the platinum Knightsbridge address of Basil Street, sandwiched between Harrods and Harvey Nics. Bronze torches light the winter’s night. Silver railings cordon off a red carpet. Welcome to The Lansbury. Beware, the bling ends at the front door (except perhaps for beetroot macaroons at the launch party).

Developer Finchatton’s latest offering is a slender sliver of a corner apartment block rising six (visible) storeys. Walls hewn from sandstone form a deeply incised but relatively unadorned skin. What a welcome relief (no pun) from the brick Accordia-lite which has come to dominate domestic architecture in the capital. Shallow rectangular projecting bays provide a nod to nearby mansion blocks. The Lansbury’s architecture has a restrained permanence, the antithesis of pop up culture. It doesn’t compete for attention with its chunkier period neighbours. Period. Instead it commands material consideration (stop the puns!) through quality and subtlety.

“Our style is very considered,” says Andrew Dunn, one half of Finchatton’s founders. “It’s not blingy and bright and flashy. The Lansbury embodies our core values: utmost quality and attention to detail, contemporary design with reference to heritage and longevity, and exceptional servicing.” Co founder Alex Michelin adds, “Everything’s custom made and bespoke. We designed every single piece.” As it turns out, even the napkins.

The look is art deco influenced. The ethic is arts and crafts inspired. The art is intrinsic to the whole. “It’s a slightly different organic sensibility,” says Jiin Kim-Inoue, Finchatton’s Head of Design. “Harmonious, inviting, an almost lived in look… The rooms shouldn’t be loud, not with such an incredible view.” Across the road, golden illuminated letters shout “Harrods!” “We’ve used fibres such as wool, cashmere and horsehair, combining them with metals and other natural materials to create cleverly textured surroundings. Walnut and polished sycamore work with bronze, brass and steel. Nero Argento marble and crystal sit alongside buffalo horn and shagreen.”

Monochromatic Mondrianic mirror mouldings, television surrounds and bookcases complemented by infusions of jewel tones: amethyst, garnet, sapphire. Book matched black marble bathrooms and vein matched white marble bathrooms. Herringbone, hessian, pinstripe, check. Check. Soft calf leather banister rails sewn on site. Stingray leather covered desks. The haves and the have lots are demanding.

The names of the artists and designers and artist designers Finchatton commissioned for The Lansbury read like the better half of the Who’s Who of interiors. A Bruce Monro crystal rain shower installation across the three metre wide street level window. Maya Romanoff hand painted wallpaper. Gayle Warwick embroidered bed linen. Rima & McRae plasterwork. Loro Piana cashmere.

 

The upper level of the 280 square metre duplex penthouse opens onto a roof terrace, an airy eyrie. Seating is arranged round a glass floor which doubles as the kitchen ceiling below. Spying on the chef has never been so easy. Later in the evening, a purchaser will pay a cool £1 million over the asking price for the penthouse. The communal elevator descends past three 170 square metre lateral apartments and a 130 square metre duplex apartment before reaching the ground floor triplex. This apartment dramatically drops two storeys below ground. Only in London would subterranean living be a high. One lower ground floor bedroom overlooks a three storey void; the other, a living wall in a light well. The concise correlation between outer order and inner sanctum is a deeply felt subliminal recognition. The Carriage Rooms + Montalto Ballynahinch Down

Building It Up

Developed by an early whim of nature, Montalto is imagined to mean ‘high hill’. A sloping driveway rises past brick huts, a hazily remembered transition of the estate’s occupation by American soldiers during the Second World War. A breath of golden haze hovers idly above the sweep of lawns and lake and gardens. Here and there clusters of oaks form delicate groves of shade.

Ahead, beyond a car park sensitively planted with semi-mature trees, are The Carriage Rooms, a complete, quite perfect thing of beauty, flowing in an even line. This new-born riot of dreams evolved from the keen minds of the clients, Gordon and June Wilson, and the confident logical voice of the architect, John O’Connell. It all began with the 1850s mill, special in a building of special events. Three of the Wilsons’ offspring held their weddings in its unconverted splendour. An idea was born.

Once it was a one stop shop serving the 11,000 hectare Montalto estate and adjacent town of Ballynahinch. A saw workshop occupied the undercroft with a threshing mill overhead. Now it is a one stop shop for wedding ceremonies, suppers and dancing. The beauty of things, lights and shadows, motions and faces, provide quick sensory impressions against the tapestry of charcoal grey cut stone and burnt red brick walls.

Like Montalto House itself, the semi basement level of the mill was excavated during conversion to increase penetration of natural light into the interior. As a result, the front arched window overlooks the chiselled wonder of rocks. “That view acts as a reminder to bridal parties that marriage should be built upon rock solid foundations!” jests David Anderson OBE, manager of Montalto House. A wall has been constructed behind the outcrop to prevent glimmering parallels of light from vehicles in the car park roaring across the room.

Brick piers and beams conceal air vents in the main space. To one side, a vaulted passageway leads to the crisp darkness of the plant room. The air vent above this streaked artery is exposed to create a more contemporary look. On the other side, a little vaulted bar is lit by a trio of lunette windows. The gradual gradient of a disabled access ramp doubles as a standing area. Candle niches are carved out of the walls.

“Everything is right, purposeful and has a practical use,” remarks David. “It’s all about delivery of the product. Storage is cleverly incorporated throughout to allow events to flow unhindered.” He confirms The Carriage Rooms are not just for weddings but are also aimed at the conference and performing and visual arts markets. “It’s all about creating an elegant lifestyle,” David adds. “We’re offering a very high end pre-finished product, right down to carefully chosen silver and glassware.”

He continues, “Quality at every angle is what sets us apart. We have a tried, tested and trusted relationship with our recommended catering partner Yellow Door.” Guests can stay over in the gorgeous quarters of Montalto House, the former residence of the Wilsons. Their market research included jaunts to other top notch locations like Ballywalter Park, Belle Isle and Crom Castle. Grandson of Fred, the great FG Wilson, managing director David Wilson’s accountancy skills and venue manager Keith Reilly’s organisational acumen add to the equation equalling success. The Carriage Rooms have become a race apart. There are no plurals.

Attached to the former mill is a smart new two storey rendered block portraying a pleasing preponderance of wall over window. A glazed door opens noiselessly into the magnificence of the entrance hall. Fresh and vigorous, this hall derives its resonance from its very articulateness. The yellow glow and blue shadows of an open fire flicker across its symmetrical features.

The conference room links the entrance hall to the 1850s building. It is a radiantly imagined intervening parlour of politeness. The ceiling is formed of rows of brick and tile vaults. “You won’t find wall to wall Colefax and Fowler here!” jokes David. Instead is a robustly rural neoclassicism – brick cornices, carriage lamps, steel capped beams and granite fireplaces surrounding chamfered cast iron insets – perfecting a brilliant, permeating symbolism.

The double height staircase hall adjoins the entrance hall. Cantilevered granite flights of stairs climb in radiance, overlooked by the translucent feminine languor of upper level Juliet balconies. Accessed off the staircase hall is a discretely placed lift lobby.

The threshing mill is now the banqueting hall: somewhere to lunch on trout, avocado and a pint of Californian wine. “It has a great view from every window,” observes David. Several of the brick arches were reopened, the barn doors downgraded to shutters. The difference in levels becomes apparent in this room which is first floor to the front but opens onto the stable yard at ground level to the side. An arrangement of interior lights at the top makes a sort of floating fairyland. Under the high ceilings the situation seems so dignified.

Lunching together en masses, warmed with liquor as the afternoon begins, floats airy, inconsequential chatter and high-pitched laughter, above all the banqueting hall is another reminder of John’s love of the symmetric. Short hallways on either side of the ground level elevation lead to neat single bay single storey singular pavilions of projecting perpendicularity. One links to the kitchens; the other to the bride’s bathroom.

Symmetry, harmony and balance reach an apex on a central axis in the brick faced orangery where indoors meets outdoors. Below the parapet, pairs of French doors surmounted by fanlights fragmented by umbrella spike glazing bars open gracefully onto a terrace. The wealthy, happy sun glitters in transient gold through the thick windows of this magical, breathless room. A curious lightness permeates the rarefied air. This is a room where the solid, soft gold of the walls yields to the greenery of the exterior. It dazzles the eyes. “This is The Carriage Rooms’ architecture at its most formal,” notes David.Beyond lies the walled garden, fragrant with a host of flowers, a place for promenaders on a protracted circuit to digest sandwiches and sundaes eaten for lunch. The troubles of the day can arrange themselves in trim formation in this civilised setting. Annexed off it, crowded with planets and nebulance of cigarettes, is the smoking area, half enclosed by a symmetrical sweep of fencing. A narrow path that winds like a garter round the building descends towards the entrance front for a few more gorgeous moments.

Subtle and intricate, The Carriage Rooms exude a confident charm. A white radiance is kindled that glows upon the air like a fragment of the morning star. It is a place for débutantes, rakes and filles de joie to accept the wealth of high finance and high extravagance. The Carriage Rooms are a venue to deliver extreme happiness in the awakening of flowing souls.

Unless you’re experiencing a news blackout or enjoying an extended break on Vamizi Island, you’ll no doubt be aware of a rather large reimagining of real estate between Battersea and Vauxhall. Largest in the UK, no less. It’s here that Ballymore Group has launched its stars-and-stripes flagship scheme. Embassy Gardens is bang next door to the US Embassy, heading that way in 2017.

The marketing imagery is mind blowing. This – almost – abandoned stretch of the Thames until now mostly known for dodgy nightclubs will soon be populated by swathes of apartments, a hotel, Linear Park and best of all a brasserie from the guys who brought us Bunga Bunga (sing for your supper). Rebranded Nine Elms on the South Bank, it’s masterplanned by Sir Terry Farrell. He calls it “London’s third city”.

Embassy Gardens is one of the biggest pieces in this regeneration jigsaw. Key player Ballymore will deliver nearly 2,000 homes including “luxury suites” to borrow the sales speak. Founder, Chairman and CEO Sean Mulryan says, “For nearly 30 years, Ballymore has been responsible for some of the best known and most ground breaking developments in London… with Embassy Gardens we have continued to set new standards. We believe that a marketing suite should truly reflect the vision of the neighbourhood. The marketing suite at Embassy Gardens is not only architecturally striking from the exterior but its interior captures the distinctive design and aesthetic of our apartments.”

Gone with the wind are the days when show flats resembled a Changing Rooms episode stuck in a first phase surrounded by diggers. Well, in London anyway. Embassy Gardens’ marketing suite – or should that be show building? – is a destination in itself. Big names add credit(s) to its kudos. Architecture by Arup Associates. Interiors by Woods Bagot. 6 Embassy Gardens copyright lvbmag.comThree sides of an enigmatic opaque glass box hover over the clear glazed walls of the ground floor exhibition space. Translucency and transparency; concealment and legibility. Its august angularity acts as a striking riposte to the zigzagging ziggurats down the river. The box contains two floors of show apartments. Their floorplates are set back from the building envelope to accommodate balconies which project like open drawers into a void over the main entrance. This allows for sectional brochure photographs which otherwise would be entirely impossible to capture.

Woods Bagot has taken branding to a whole new level. Let’s hear from John Nordon, Design Intelligence Leader: “We set out to create beautiful spaces that any architect would be proud of. But it was equally important that the project was a commercial success to our client. To achieve this, we integrated the design process with brand marketing and sales. We want people to be sold on the Embassy Gardens brand first and foremost. The brand values will provide reassurance regardless of the budget and needs of the buyer. This strategy is the norm in the world of consumer goods companies but is new to residential redevelopment.”

 

He believes with the advent of the wireless era, domestic design technology infrastructure is redundant. Instead Woods Bagot has created space for hardware such as laptops and tablets to blend effortlessly into the interiors. “The aesthetic is inspired by, but does not mimic, classic 1950s American design,” says Jonathan Clarke, Woods Bagot’s Head of Interiors in Europe. “Attention to details such as walnut veneers and ceramic door and drawer handles reinforces the sense of solidity and good taste.” Palm Springs springs to mind. Anyone for Malibu? We do get around a lot but were seriously impressed by these show apartments. Great use of ceramic tiles too: vertically oriented running bond pattern in the bathroom and a wallful in the living area.

The third floor of the marketing suite opens from a Philip Johnsonesque pavilion onto a roof terrace. Flowing by, the Thames makes its way from Chelsea Bridge to Vauxhall Bridge. So current. The terrace was the setting for the picnic themed launch of the Linear Park. Ginger beer, baskets of sandwiches and boiled sweets at the ready. Enid Blyton eat your heart out.

Camlins’ meadow garden wraps around the marketing suite, giving a foretaste of what’s to come. Linear Park will incorporate “open green commons as well as enclosed garden squares and majestic tree lined streets” confirms Huw Morgan, Director of Camlins. The contrast with the building is palpable. Control and informality; a great architect and the Great Architect. A marketing suite by default is a meanwhile use. This one should be kept and not just for Christmas. From all at Lavender’s Blue have a good one. And from opera singer Camilla Kerslake.

Across town, we joined fashionistas Giles Deacon and Jonathan Saunders at King’s Cross Filling Station restaurant. The tenuous editorial link? Vauxhall. A Christmas tree made out of Vauxhall Ampera car parts was unveiled. Moving parts mechanically grooved to a techno beat as fluorescent orange light and frosted air filled the forecourt. Lady Gaga’s erstwhile set designer Gary Card dreamt up the tree. Mince pies, mulled cider and some dancing kept us warm. Sláinte!

Audi + Urban Future Award Istanbul

Turkish Delights

And the winner is… The Audi Urban Future Award 2012 ceremony was held with great aplomb in Istanbul amidst the frenzy of its first Design Biennale. A Champagne fuelled boat party breezily sailed past the Sultan Ahmed Mosque and Ottoman palaces, glistening in the last days of summer; past the cliff faces of flats clinging onto narrow streets with lingering cats on every corner, resplendent in the heat; en route to a manmade island on the Bosphorus. Architecture’s answer to the Oscars, Audi knows how to throw a party.

Earlier on dry land, Lavender’s Blue enjoyed the Adhocracy exhibition of the Istanbul Biennale. Curated by Milan based architect and Domus editor in chief Joseph Grima, it was held in the historic Galata Greek School.  Adhocracy celebrated the move from bureaucracy to innovation. An emphasis of process over product was another theme. Oh brave new world! Our favourite of the 60 projects was a model of an oh so contemporary villa. A pure distillation of Manser meets Meier. So relevant. So now. Who’s the architect? Some young Turk from the Golden Horn who knows his Golden Ratio?

Er, no. It’s a 1:333 scale remake of self taught Italian architect Giancarlo de Carlo’s villa for the Villaggio Matteotti exhibition. Dated 1970. “Architecture is too important to leave to the architects,” he once quipped. “Thus with the rise of middle class professionalism, architecture was driven into the realm of specialisation, where only the problems of ‘how’ were relevant, as the problems of ‘why’ were assumed to have been resolved once and for all.”  Process versus product again. De Carlo cites the Hagia Sophia in Istanbul as one of only a few buildings which possess perfect elegance and the power to enthral everybody.

Back to the party. Five hipper than thou architectural practices were invited to compete for the prestigious €100,000 prize. Each represented their home megalopolis. A 2030 vision (2020 vision plus 10?) or urban mobility anchored in its locale yet capable of global application set the scene.

Each of the architects examined mobility as a broad spectrum embracing not just transportation and accessibility but also connectivity, energy, the environment and economics. The brief included the role of the car in wider urban mobility.

Audi Urban Future Initiative, a powerhouse of thinking on future mobility, was launched in 2010. It aims to influence the transition towards a new era of mobility. A multifaceted programme establishes the dialogue between the interconnectedness of mobility, architecture and urban development. The Audi Urban Future Award, one of the Initiative’s facets, addresses a pivotal period in the evolution of the 21st century metropolis. The next 18 years – a time for cities to grow and grow up.

The goal of the 2012 Award is to stimulate the development of proposals that identify opportunities for sustainable transformative interventions in each of the five metropolises. A wide range of questions are addressed. What kinds of paradigm shifts need to take place? Who or what drives change? What technological innovations will play a role? How can existing infrastructure be adapted to a rapidly evolving urbanscape? What new infrastructure needs to be designed to increase sustainability?

In no particular order (to borrow the X Factor phrase), CRIT prepared a concept for Mumbai; Node Architecture + Urbanism represented the Pearl River Delta; Höweler + Yoon Architecture, Boswash (aka Boston to Washington); Urban Think Tank, São Paulo; and Superpool were at home flying the Ayyildiz for Istanbul.

The architects’ Vorsprung durch Technik was as dynamic as the new Audi A8. Coordinated human interaction maintains the economic miracle of Mumbai. Pearl River Delta is deconstructed and reconstructed. In Boswash the American dream is reinvented. São Paulo dances to the rhythm of newfound energy. Citizens reclaim the streets in Istanbul.

Despite the disparity of the five regions, common threads emerge. Space is an extremely scarce resource in megacities. The automobile must be adapted to deal with it efficiently. As housing becomes more expensive, sharing transport economically gains appeal. Seamless intermodal mobility is the sustainable future.

Lights, cameras, action! Americans Höweler + Yoon scooped the prize. Their ambitious architecture and planning idea ‘Shareway’, revolutionising the commute, won over the hearts and minds of the jury. At its core is a merging of private and public transport by a mobility platform. This holistically combines existing infrastructure with intelligent traffic flows and networks.

A new social consensus is heralded. A community focus takes priority over individual ownership. It means reorganising and integrating all modes of transport, yes even the Audi (or any other car), in an optimised high technology constantly flowing mobility aorta. The ‘Bundle’ is born. Over three million people can be connected between the ‘burbs and the ‘bright lights’ via the Bundle.

A superhub located in Newark, New Jersey, displaces New York City as the capital of Boswash. Prepare for the battle of the housewives. Prada handbags at dawn. Even more fundamentally in a material world, ownership is traded for sharing. Höweler + Yoon’s new American Dream is of freedom and opportunity. Urban shape is transformed and access to mobility is the ultimate metric of city living.

Urban theorist John Thackara, chair of the interdisciplinary jury of the Audi Urban Future Award 2012, explains the choice of winner. “In our view Höweler + Yoon implemented the task most concretely. They included a high potential for implementation of ideas, at least in part, and in the competitive set timescale to 2030. The jury appreciated the thorough analysis of the social and economic context. Their concept includes both social and technical innovation on a system wide level. The jury was also impressed by the architectural quality of the implementation.”

The car shaped the city. Now it’s the turn of the city to shape the car. Corbu’s machine for living has gone mobile (Vers Une Architecture est maintenant Vers la Mode de Vie). Over to the winners for the last words: “This has been a privilege and an incredible journey. Research in our own backyard! The issues are bigger than architecture. This initiative has the potential to actually move forward with realistic ideas discourse between city planning, architecture and automotive technology. All these factors are important for a deeper understanding of design.”

Morpheus + The Chelsea Townhouses London

Metamorphosis

Morpheus. In Greek mythology he is the god of dreams. In modern day London he is the deliverer of über high end homes. The fulfiller of dreams. The face of Morpheus is dashing developer Andrew Murray. More anon. A forgotten site in a memorable mews is the latest location. The Chelsea Townhouses, just three of them, are each a mesomorph in mortar and marble composite.

Viewed along mutually perpendicular radii, the concertinas of the finned (to the front) and buttressed (to the back) elevations unfold in anamorphic monochrome. The triumphant triumvirate of light surface, shadowy void and dark glazing is as precisely incised as an Erhard Schön woodcut puzzle. Strips of vertical garden clinging to the rear buttresses provide light green relief.

This art of delaying access to deeper meaning is both metaphorical and physical. The Chelsea Townhouses are four up, two down. Their true verticality remains unrevealed by the delineated modernity of the façade. Two concealed levels lie below street level. Beyond the entrance doors, an airy expanse of lateral living comes as a visual and experiential surprise.

Garages are an integral part of the building envelope. “These houses are real ‘lock ups’,” explains Andrew. “You can drive straight into the garage, step into the lift, walk out of the lobby and you’re home. They’re incredibly secure.” When you’re not at home, Morpheus’ Residential Management Team cleans, carries out security checks, sets up floral arrangements in the first floor reception suite, and a Harvey Nics hamper in the double height kitchen will await you on your return.

This quintessentially upper crust concierge service is included in the purchase price (a snip at £10 million) for the first year. When you are at home, a sommelier will attend to parties while food rises up to the dining room on a mirrored servery, “London’s largest dumb waiter!” Andrew’s words.

Morpheus selected guest designers 1508 London to decorate the 900 square metres interior of the middle house. “We commissioned English designers and craftsmen for much of the furniture,” relates Andrew. “Herringbone and checked tailoring, Fromental wallpaper and Jura blue grey limestone present typical British understatement. Patinato Veneziano polished plaster and brass trimming add a touch of international glamour. Nothing is off the shelf. Everything is handmade.”

A cantilevered staircase resting on open risers with a glazed banister floats effortlessly upwards like a lightweight glacial artery. Andrew refers to it as the “natural flow”. He reckons the first floor winter garden has the best of both worlds, revelling in both display and privacy. This could be a metaphor for the house as a whole. The upper levels are filled with natural light and are used for entertaining: display. The ambiance changes on the lower levels to a duskier clubby feel: privacy. An acoustically panelled cinema and snug family room provide the ultimate underworld sanctuary.

In later Greek mythological writings, Morpheus morphs into the god of sleep. And so to bed. One of four bedrooms, the master suite occupies the whole of the top floor. To the front is the bathroom. A strip of windows facing onto a landscaped roof lights the swathing of bookended Italian marble. To the back, a roof terrace is accessed off the silk carpeted bedroom.

Over the last two decades in business, Andrew has witnessed the metamorphosis of London into the most desirable address in this world. “Demand is through the roof,” he observes. “The capital has one helluva lot of attractions, from culture – where else are museums free? – to a convenient time zone, generous tax structure, political stability, security of legal ownership and education.” Plus heavenly houses fit for the gods like The Chelsea Townhouses.

A myriad of canals provides Amsterdam with such a quantity of mirrors that narcissism becomes inevitable. Reflected every moment by thousands of square metres of rippling silver amalgam, it’s as if the city is constantly being filmed by its water. Consequently each canalside building lends the impression of existing as an egotist solely preoccupied by its appearance. And each canal’s own vanity is to reflect the lights dangling under the bridge arches. They, in turn, appear as shimmering pearl necklaces.

Last winter, a heavy veil of snow hung over the city. Along Keizersgracht, one of the three original canals, cars morphed into white mounds and overhead wires dripped with crystals of ice. Snow on snow on snow. Assuming you’ve recycled your Moët & Chandon bottles at De Appel Arts Centre, tackled the Rijksmuseum, skipped the queue at the Stedelijk Extension and ruminated at the Van Gogh, something of altogether more domestic proportions yet distilling elements of all three is 672 Keizersgracht. Enter Museum van Loon.

Furniture fans will get a Louis the Hooey eyeful; antiques lovers can ogle at porcelain collections spanning three centuries; while integrated contemporary art featuring the likes of light boxes by Danielle van Ark and photographs of Juliette Lewis add an experimental twist to the mix.

“The van Loon family has frozen the house exactly as it was when it opened in 1973,” announces the surprisingly youthful Museum Director and Curator, Tonko Grever. Well that puts paid to any John Fowler type debate over which period should take prominence. “As a result priceless pieces sit next to modern miscellanea. It’s still considered unusual in Amsterdam to open your house to the public,” reveals Tonko. “Maurits van Loon was the last surviving male of the family.” He died in 2005 aged 83. The first van Loons to live here were Willem and his wife Thora. His ancestor, another Willem, was one of the founders of the Dutch East India Company.

“The former butler’s son called by the house a while back,” says Tonko. “He couldn’t believe Mr van Loon just lived in an apartment on the top two floors. I reminded him that a private pad in this part of town, away from the neon nightmare that is Damrak, is still quite a status symbol! Plus it’s pretty big by modern standards.” A handful of staff runs the house now in place of 10 to 15 servants.

Narrow dizzyingly steep vertigo inducing stairs are an all too common feature of Amsterdam houses. Not here. Dr Abraham van Hagen, newly married to the metaphorically monikered Catharina Trip, an American heiress, proved he’d a flair for fabulousness when he redecorated the house in 1752 with enviable élan. Under van Hagen’s  watchful eye, the visual candy men of the day let rip on the interiors. V HAGEN is worked into the first flight of brass and iron balustrades in the spacious staircase hall and TRIP (no puns please) on the second flight. “Museum van Loon is essentially the bones of a 17th century house dressed up in 18th century gear,” Tonko comments.

The house was built in 1672 as one of a pair of symmetrical properties. Rows of windows mirror the canal through a glass darkly across a ‘flat style’ façade. The straight entablatures and cornices of this austere branch of neoclassicism replaced the jaunty twists and turns of Dutch gables from the late 18th century onwards. The architect was Adriaan Dortsman, the John O’Connell of his day; the client, a Flemish merchant named Jeremiah van Raey; the first tenant, Rembrant’s sidekick Ferdinand Bol. “The houses occupy four plots. But Dortsman struck a deal with the authorities and got four for the price of three,” relates Tonko.

A formal garden, entered via the French doors of the garden room, is an oasis of calm away from the busy bustle of the city. It was designed by Eugénie André in 1998 who was inspired by the geometric plan drawn by Jacobus Bosch on his 1679 map of Keizersgracht. When Lavender’s Blue were there, the garden was wrapped in a thick blanket of snow. Shrubs were transmogrified into white blobs and snow on snow lay heavy on the carriage house roof. Tonko notes, “It’s a different picture in summer. The garden is used as a venue for intimate opera concerts. Last June, it was one of 25 canal gardens open to the public as part of the City on the Water tourism drive.”

During renovations the foundations were underpinned with 64 new pilings. “This provided an ideal opportunity to drop the floor level of the kitchen by 20 centimetres because the basement levels were so low,” explains Tonko. Even so, they still are. “The room was then reconstructed using photos from an old servant’s album. One photo from around 1900 shows Leida the cook’s cat perched on a bench. It’s funny – the kitchen was placed at the opposite end of the house from the raised ground floor dining room. Impractical or what?”

On the first floor, surprisingly (the house is deeper than it’s wide), there are only four bedrooms. “Maurits van Loon recalled screens dividing up the bedrooms for privacy. The children had to share rooms with their siblings,” Tonko tells us. “My favourite room is the Sheep Room. You’d have no problem falling asleep there. Just count the sheep!” He’s referring to the strikingly patterned wallpaper which depicts sheep running amok amidst foliage and flowers. It was printed in Nîmes on 18th century woodblocks. Tiny square projections accommodating powder rooms flank the rear elevation.

An ostentatious Polonaise bed – the Regency type that left behind the clean lines of Georgian sobriety and tipsily headed down the helter skelter of Victorian floridity – dominates the Master Bedroom. “When the house is closed to the public, Maurits van Loon and his guests used to stay in the state rooms. Look!” points Tonko. “To the left of the bed is a modern phone. But the formality of the past is present too. A fake door next to the real bedroom door contains extra panels to align it with the fireplace.” Actually there are jib doors galore in the house concealing a rabbit warren of bookshelves, cupboards and even a staircase.

Lila Acheson Wallace, co founder of Reader’s Digest, once quipped, “A painting is like a man. If you can live without it, then there isn’t much point having it.” Since the van Loons bought this sybaritic stretch of Keizersgracht in 1884, they have managed to accumulate 150 portraits, mostly of themselves. Jan Miense Molenaer, the 17th century’s answer to Mario Testino, painted a symbolic van Loon family portrait called The Four Ages or The Five Senses which hangs in the Red Drawing Room. Who could blame them for being vaingloriously proud to have lived here for generations?
